What separates a good job from a mediocre one here is whether whoever measured your windows understood the building they were standing in.

The Tower And The Walk-Up Want Different Answers

Southport is the Gold Coast's CBD, and it did not grow evenly. A week of measures here will put you in a low-rise brick unit block off Chirn Park in the morning and a tower near the Broadwater the same afternoon, and the two openings have almost nothing in common.

The older stock gives you deep reveals, timber that has moved with forty-odd summers, and openings that are frequently no longer square. The towers give you square openings and a different problem: aluminium frames, tight clearance between the head of the glass and the ceiling, and a body corporate that has a view about what the building looks like from the street.

Then there is the thing Southport does more than most suburbs, which is turn over. Units get re-let, resold and refurbished a room at a time. A good share of what we are asked to quote is not a whole house — it is three windows that have to match nine that went in six years ago.

None of that is a fabric problem, which is awkward, because fabric is the only thing most quotes talk about.

Three Things Worth Settling Before You Order

None of these three is about the blind. All three of them decide whether you are happy with it a year later.

01 — The by-laws

Find out what your building wants the backing to be

In a body corporate scheme the by-laws can govern the external appearance of your lot, and on a tower that means the side of the blind the street sees. Plenty of Gold Coast buildings specify a single backing colour so the facade reads as one building rather than forty opinions. Read yours, or ask your body corporate manager, before you settle on a fabric — the backing is fixed at order time and there is no changing it afterwards.

02 — The reveal

Ask whether the opening is actually square

A blind is manufactured square. An older Southport opening often is not, and a perfectly made blind hung inside a reveal that has dropped 8mm across its width will read as crooked to anyone standing in the room. That is a decision to make at the measure, not after delivery: fit inside the reveal and accept a light gap that changes across the width, or face-fix over the opening and cover the problem. We will tell you which one the window is asking for.

03 — The batch

Do the whole unit at once if the budget allows

Fabric is dyed in lots and ranges get discontinued. Order three windows now and the remaining nine in two years and there is a genuine chance the whites will not be the same white — something you never notice on a sample and cannot miss once they are hanging side by side. If a staged job is the only way it happens, say so at the measure and we will record the range and the batch so the second order starts with something to match to.

The Rooms That Cause The Arguments

01 Bedrooms

A blockout roller, fitted to the wall rather than the glass. Most of the light that wakes you comes around the blind, not through it, so the size of the blind matters more than the price of the fabric. If the room faces the morning, ask about a blockout roller blind with side channels before you spend more on cloth.

02 Living rooms with a view

If the outlook is the reason you bought the place, do not black it out. A sunscreen roller blind keeps the view and takes the glare off it, and the number that decides how much of each is the openness factor. We carry 1%, 3%, 5% and 10% — 1% for a hard west wall, 10% where the view wins.

03 Sliding doors and balconies

Wide openings are where rollers start to struggle and where vertical blinds or panel glides earn their place, because both stack back clear of the door instead of rolling up into a bulky tube above it. Vertical blinds in particular are unfashionable and still the right answer on a 3-metre slider more often than not.

04 Kitchens and bathrooms

Fabric and steam are a poor combination, and a humid Southport bathroom will find that out within two wet seasons. This is the room where we will talk you out of a blind and into Thermalite shutters, which wipe down and do not hold moisture.

Here is the one that costs us work. If it is a standard rectangular window in a unit you are leasing out and you simply need it covered, an off-the-shelf roller will do that job for a fraction of what we would charge, and you should buy one. Call us when the opening is wide, out of square, above head height, or when the outlook is the thing that sets the rent.

The questions we get asked in Southport

How much do blinds cost in Southport?

We will not put a number on your windows before we have measured them, because the width of the opening drives the price more than anything else does. For the shape of it: the published Australian guides put a supplied-and-installed blind at roughly $200 to $400 a window, and wide openings break the top of that. We have pulled those figures apart on what blinds actually cost in Australia. Our quote is itemised component by component, so you can see where the money goes rather than taking a single number on trust.

How long do blinds take?

Two to four weeks from check-measure to installation for most indoor blinds — roller, venetian, vertical, honeycomb and pleated sit at the short end, Roman and panel glide at the long end. Motorisation adds about a week, and more if power has to be run to the opening. The number goes on your quote, not after your deposit. It is a good-faith estimate rather than a guarantee, which is what our terms say and what we would rather tell you now than explain later.

Do you fit blinds in Southport apartments and high-rises?

Yes, and a good share of the work here is exactly that. Towers bring their own constraints — aluminium frames, limited clearance above the glass for the roll to sit in, and building rules about access and work hours. We measure for those at the visit rather than discovering them on installation day. If your building requires a certificate of currency or a booking through building management, tell us and we will handle it.

Will my body corporate let me change my blinds?

Usually yes, with a condition attached. Under a scheme's by-laws the external appearance of a lot can be regulated, and in practice a lot of Gold Coast towers specify the backing colour so the building reads uniformly from outside. That does not restrict what you see from your side of the glass. Check your by-laws or ask your body corporate manager before you choose, because the backing is locked in when the blind is ordered.

What if my windows are out of square?

Then we measure them as they are and tell you before you order, which is the whole point of measuring at your place. An out-of-square opening does not stop you having a blind — it changes whether the blind should sit inside the reveal or face-fix over it. Fitted inside, the light gap will vary across the width; fitted over, it will not, at the cost of a slightly heavier look. More on how we handle the fixing itself is on our blind installation page.

Are your blinds child-safe?

Corded blinds in a child's room are a genuine hazard, not a compliance box, and the Australian mandatory standard exists because children have died on them. Where there are young children in the house we specify cordless or motorised operation rather than relying on a cleat, and every corded blind we fit is installed to the standard with the cord secured. Tell us at the measure which rooms the kids use.

What warranty do you offer?

We warrant our installation workmanship for 12 months from the date of installation, and the products carry their manufacturer's warranty — between 12 months and 7 years depending on the system, componentry and fabric. The period that applies to your job is stated on your quote. It covers the product and our work, not fair wear and tear, fading from sun and weather, or salt-air and moisture damage, which is worth knowing if you are near the water.
